Happy New Year! 2012 Is Going to Be A Great Year For Duluth Real Estate

I know, I know… it’s January 31st.  We’re 31 days behind on the new year greetings, sorry.

The last few weeks have been CRAZY for Frank & I. Frank spent New Years in New York and the following two weeks in Israel with his sister.

I had the privelage to see old York and spend Christmas day through January 6th traveling throughout England with my family.

We will have much more on these trips in upcoming posts (including lots of pictures)!

As you can imagine, we have been busy the last few weeks catching up with our clients. Contrary to popular belief, the holidays and winter have been a very active time in real estate this year!

2011 Duluth Realtor Holiday Party

The Rogers & Rush Group had a great evening celebrating the holiday season with the Duluth Area Association of Realtors Community.

Below you can see the group in the Greysolon Ballroom by Blackwoods (I apologize about the picture quality. The camera on my phone is the not best). The beauty of this venue is part of what makes this event such a huge success. We look forward to attending the Northern Communities Land Trust (NCLT) fundraiser in the same venue in January. It is a great event with a great cause. Pending Sales Are Up In October- Could Be Good New For The Housing Market

According to the National Association of Realtors® (NAR), the October pending sales rose strongly and remain above year ago numbers.

NAR chief economist, Lawrence Yun contributes this to combination of:

  • pent up demand of buyers getting ready to enter the market once again
  • extremely low mortgage rates and home prices
Yun also contributes the rising rental costs as a possible stimulant to the increasing number of pending sales.

Early last week we launched an updated version of the Coldwell Banker East West Realty website (www.cbeastwestrealty.com) and at the same time broke our own site, RogersandRush.com. Whoops. Turns out it is much easier to do this than one would think.

After many late nights, caffinated beverages, and server updates, the site is back to its pervious glory. well, mostly. As seen on many previous blog posts, we have lost the majority of accompanying pictures. While most of the value found on our site is driven from the content and not the photo’s, we have still found it less aesthetically pleasing. And for this we apologize.

Now to the future…

How To Improve Your Business Relationship With A Duluth Realtor

Some relationships were not meant to last. On occasion persons are just incompatible with each other. It can be understandable.
Unfortunately, this is not immune to the real estate industry. Today, we are hearing more and more horror stories of buyers and sellers having poor experiences with their real estate agents. Most of the time these issues stem from one core theme, communication breakdown.

More often than not, a communication collapse is to blame for the deterioartion of a client/Realtor relationship. Being a service oriented professional, the Realtor should make every effort to offer clear lines of communication at all times. But, mistakes do happen. So what do you do?

Communicate Expectations-
Clearly stating what you expect from your Realtor, will help keep the both of you on track. If you expect your Realtor to hold open houses on your home, ask the Realtor if that is reasonable. If this is agreed upon, you can expect to have open houses.

Communicate Timelines-
Clearly stating when you expect certain actions from your Realtor, will help hold your real estate agent accountable. If expect your Realtor to hold open houses on your home every 2nd & 3rd Sunday of the month, ask the Realtor if that is reasonable. If this is agreed upon, you can now expect to have your timelines met with that action.

If these clearly defined expectations and timelines are not met, then there is clear grounds for termination of the professional relationship.

If a Realtor/client relationship must end, often times it is with mutual agreement and on good terms. The client and Realtor simply cancel their representation contract to make it official. We don’t like to hear of these situations because they are the exact scenarios which give Realtors a bad name.
